CRA
Approves Hollywood & Vine Project
After
five years of work, the CRA board has given
final approval to the long-awaited Hollywood &
Vine project, which now goes to the L.A. City
Council for ratification. Chamber President
Leron Gubler was on hand Thursday to urge the
Agency to approve the project. The $500-million
project will feature a 300-room W Hotel, 375
apartments, 150 condos and 61,500-sq.ft. of
retail space. Of special significance was the
approval by the Agency of a settlement with the
owners of Bernard’s Luggage, which will avoid
the usage of eminent domain. Council President
Eric Garcetti played a major role in resolving
what had been a major sticking point for the
project. “The Chamber is grateful to the
Councilman and CRA staff for their efforts to
break the impasse,” said Gubler. “This project
will set a new standard for quality development
in Hollywood.” Groundbreaking by joint
developers Gatehouse Capital and Legacy Partners
will occur in November.

Chamber Hears Plans for Two Proposed
Developments

The Economic
Development Committee met this week with the
developers of two proposed projects in
Hollywood. Jeff Kreshek of CIM Group presented
his firm’s plans to renovate and expand the 6904
Hollywood Blvd. building, long known as the Nash
Building. The firm will restore the original
façade of the historic building, which has been
in a state of disrepair for years. In addition,
the size of the first two floors will be doubled
to 32,000-sq.ft. per floor. CIM is seeking
fashion-oriented retailers for those two floors
and will use the third floor for creative office
space. They hope to complete the renovation by
the end of 2007, with tenant occupancy by
mid-2008.

Greg Smith of
JPI presented plans by his firm to develop a
site along the east side of Highland Avenue
north of Hollywood Blvd. that will feature 270
apartment units, 755 parking spaces, and
8,500-sq.ft. of retail space. To be known as
the Jefferson at Hollywood, the company will
design, build and manage the project
themselves. Now in the approval process, they
hope to break ground in 2007. Construction will
take 24 months. The project is zoning compliant,
but the site plan review and signage plans are
being reviewed by the City.

Board Votes to Oppose Propositions 87 and 89
The Hollywood
Chamber Board of Directors voted this week to
oppose Propositions 87 and 89 on the November
ballot. Proposition 87, the Clean Alternative
Energy Act would increase oil production taxes
to fund a new state program on Alternative
Energy Programs. The Chamber believes that this
measure would be one more step to make
California less competitive with the rest of the
nation, and that, contrary to what the
proponents say, it would drive up the cost of
fuel in the State. California oil is already
among the highest taxed in the nation.
Proposition 89, the public financing of
political campaigns measure, would raise an
estimated $200-million annually by taxing all
incorporated California businesses. Further it
would completely emasculate the business lobby
with heavy restrictions against campaign
contributions. It is a bad bill for the
business community.
